Les Bas Courtils / Sycamore Avenue
Developer Infinity Group are currently developing 13 new build houses at Les Bas Courtils. Working alongside JGA the development includes a mix of two to four bedroom dwellings, all of which will be two-and-a-half-storeys high.
PREMIER CONSTRUCTION: CHANNEL ISLANDS spoke to Dan Tibbs from JGA about the project in a bit more details.
How did JGA get involved with this project?
“We work closely with Infinity Group on several projects, this being the largest development site that we have done with them.”
Can you tell me a little bit about the site?
“The site is split into two phases. Phase one, now named Sycamore Avenue, is 13 new build dwellings and then phase two, which is still in planning, will consist of five flats and five dwellings.”
Were you given a brief for the project or were you able to work independently on that side of things?
“We worked very closely with Infinity from the initial concepts through to where we are now, and we also worked quite closely with planning. They had a development framework in place for the site, which gave clear guidance initially, and then working closely with planning and Infinity we produced the scheme for the 13 new builds. Planning were incredibly helpful throughout the whole process which was great for us and Infinity.”
Can you tell me about the houses. What can people expect from them?
“They are mews style housing and are a mix of detached and semi-detached dwellings ranging from two to four beds. The front elevation of the dwellings boasts a lovely brick slip finish. They bring a modern twist to the area whilst still in keeping with the traditional styles surrounding the site.”
What are the timescales on the project?
“Infinity started on site earlier this year (2022) and the full programme for phase one should be completed towards the end of 2023/early 2024.”
Where is the development currently up to?
“Seven of the units (block A & B) are up to first floor level and the groundworks have started on block C which consists of the final six units.”
Have there been any difficulties or challenges with the project or has everything run smoothly so far?
“It has all run very smoothly so far. Planning and building control authorities were really helpful during the application stages. Since starting on site, Infinity have had no issues and it has all been running smoothly with no delays, along with NSP Foundations who are doing the groundworks, everything is on track.”
What has the reaction to the development been like?
“The family that previously inhabited the house on the land we are building on were very open to the development. They have also been involved with phase two as they were happy to see something made of the family home they grew up in. The response from those in the industry, who we have spoken to about the development, has been positive and we have had similar responses from those working on the project.”
How important is this project for JGA to be involved with?
“This is one of our larger active projects and our first development site with Infinity, and it has been a good collaboration utilising our skills and experience to support their successful model, so for us it is an important project.”
