IFC 6
Construction is currently underway and due to be completed later this year on the third International Finance Centre (IFC) office.
Named IFC 6, the third building will create 68,000 square feet of internal office space over five floors, including food & beverage on part of the ground floor. There will also be private underground parking for 51 cars.
This high quality Super-Prime Grade A office building, alongside IFC 1 and IFC 5, will provide the necessary infrastructure to support the growth of locally based international/multi-jurisdictional businesses as well as attracting new business to the island.
The buildings in the IFC are standalone and thereby affording occupiers with excellent levels of natural light as a result of four highly glazed façades.
The last remaining available office space in IFC 6, has been taken by Butterfield, a relationship-led bank with operations in the Channel Islands for the last 50 years. Butterfield in Jersey has signed an agreement to lease 6,800 sq. ft. (10%) of IFC 6, which is sited directly west of IFC 5. The 68,000 sq. ft., Grade A office building will also include an extension to Trenton Square.
Lee Henry, CEO of the Jersey Development Company commented: “We are delighted Butterfield will be joining the IFC upon completion and look forward to extending a warm welcome as they cement their presence in Jersey. This is the first time that a 100% office pre-let has been secured for an IFC office building prior to physical completion which demonstrates the continuing strong demand for modern, efficient, and sustainable office accommodation in Jersey.”
Richard Saunders, Butterfield’s Managing Director of the Channel Islands & UK, commented: “We are pleased to have secured new premises which we look forward to moving into early next year. As our journey to provide banking services to local residents progresses, building on our experience of serving the corporate community here in Jersey, the new location on the ground floor offers modern and easy-access office space – a plus for both our clients and colleagues.”
The Butterfield Jersey announcement completes the office letting space in IFC 6. The retail space on the ground floor of the building is now being promoted to the food and beverage industry. 4,000 sq. ft. of space is available which is situated in a prominent location facing Trenton Square and includes al fresco dining areas.
The IFC buildings are providing Jersey with Grade A ‘super prime’ office accommodation in a new flagship business district that provides high quality, flexible and sustainable accommodation. IFC 6 will be rated as ‘Excellent’ in the BREEAM ratings scheme, the world’s leading third-party certification of a building’s environmental performance. Key advantages include the benefit of natural light on all four elevations which studies have shown increase the wellbeing for employees working in these environments.
The building has also achieved WiredScored Gold status. The WiredScore scheme assesses, certifies, and improves digital connectivity in offices on a global scale. WiredScored Gold ensures that a building has connectivity capacity for any tenant.
